1. What percentage of your business is referral business?
This will indicate if they have satisfied customers.
2. How many projects like mine have you completed in the last
year?
Some contractors may have years of experience, but in different areas.
3. Do you carry General Liability Insurance and Worker’s
Compensation and can you prove it?
These policies protect you financially.
4. Will you provide me with written lien waivers?
A lien waiver assures you that all workman and suppliers have been paid
and that no liens will be placed on your property.
5. Are you a member of a trade association, the Greater Atlanta
Home Builders Association?
The AHBA attracts, in most cases, conscientious contractors who are
interested in bettering the industry and weeding out unprofessional
builders. The association thoroughly investigates a contractor’s
background and references. Each member must sign a written code of
Ethics and Pledge of Professionalism. We take this seriously.
6. Do you offer references?
The contractor should automatically offer references. You should call
their clients and go see projects similar to yours.
7. Do you give me a formal quote or a “guesstimate”?
Insist on thorough detail disclosure, payment schedule, and clear time
frame for production.
8. Do you offer certified renovation that lowers my utilities
and minimizes the impact on the environment?
Although not necessary for a successful renovation, a certified
EarthCraft renovation can offer significant savings on utility bills,
improve indoor air quality and other surprising benefits. Oneida
Builders is a certified Earth Craft renovator.
9. What is your process for staying on task and within the
project time frame?
A reputable contractor will have a professional, reliable field manager
to communicate effectively with all parties involved. That should not
become your job!
10. Check out the contractor’s appearance.
This is something you don’t have to ask. Just observe. They should be
neat and professional. This avoids having someone in your home that
won’t respect your home and possessions.
